If you will not have your contents there during the renovation you could look to a Renovation Builders Risk policy.  

I've never done a renovation, so $25,000 is a shot in the dark.We would be using the VA loan to purchase this property and my wife and I would live in the primary residence for at least a year.

I am starting to do small renovation projects to get the house in top shape to one day rent or flip when the right time comes.

@Brian Schmidt...when we do a renovation/BRRR we typically start looking for a tenant with about 2 weeks left in the job.

Invest it in a 2 family in an OZ, let’s say purchase it for $100k and then add another $100k to renovate it.
