Can I put contingencies like, 1) need to pass city rental inspection(scheduling that will be tough with in 5 days).2) Satisfactory review of all tenants related document, lease, income, criminal check, employment, rent payment historyAlso any suggestion on what should I be looking for.

We believed the suggestion from Morris is ridiculous and have these two ideas for legal consulting, we are Canadian, don't really know US laws, just from some common sense and general knowledge about laws: 1)Indy Jax (Ocean Pointe) only shows up on the deed, no document between them and us, it seems there is no ground we can sue them, right?

Hello BP,We recently acquired a condo in Falls Church,VA area through court house for flipping.The owner/occupant was a old lady did not move out after we purchase the unit.While we are in legal process to get possession, i received a call from the HOA today that the neighbors of this unit observed a foul smell and called the police to see what is going on.we are breaking the lock as soon police arrive and get into the property.The smell could be from the leftover food or could be anything.To prepare for a worst case, i am trying to understand how to deal with the situation and get some affordable master cleaner referrals.Thank you,Vinod.

There is a thing called an estoppel agreement which is just a document the tenants sign stating / clarifying what they are required to do and what LL is required to do but it doesn’t supersede the lease agreement .
