This is the "hard" part of RE investing - finding a market and property type where the #'s will work favorably.

If I was going to suggest purchasing new construction where I know its unlikely you will cash flow then I would be looking for long term appreciation and I would suggest that in some other locations we could discuss if you are interested.

It is a possibility that my Mother would at this stage gift me the down payment to take on a second primary residence loan but we are still discussing. 

It could be cheaper to sell, then re-leverage.Hope at least some of this helps.
