I don't see that flying unless they are motivated.

I heard there was a conventional product which would allow you to put minimum 3% down. 

The seller is actually looking to sell them individually.

Gardener or sewer/ trash for example (sometimes included in property tax bill). or if your property has any common area utilities, like electricity or water that is not individually metered between the units. 

What if my motived seller has a realtor involved how would I go about buying the property?
