@Curt Smith He is not the kind of guy to invest in the stock market and the goal was not to find a tenant for a rent to own property but to find a vehicle that would help him get a house without compromising my financials.

Also, in Memphis (with terrible public transit) most folks have & drive their own vehicles ... that can mean needing parking for each college age student living with them.  

There was a recent Akron cop that was hospitalized after brushing some 'powder' off his shirt after a vehicle search.

Having somewhere to keep vehicles and outdoor gear out of the snow makes a difference.  

There are many other investment vehicles that a financial advisor could point you toward that would pay much higher returns than real estate with zero effort. 

When prospecting a new tenant for a rental, upon their exit walk them out to their vehicle and take a look in the backseat.

A couple of months ago, new rules were published with a new rule that all vehicles must fit into the garage to be approved (in regards to keeping commercial vehicles out).  

Real Estate will be our vehicle to the lifestyle life we will achieve. 

All I would be looking to deduct is the vehicle mileage and meals while traveling.
