So on the one hand, betting only on appreciation is a gamble (and that's why I mentioned that you need to determine whether you can survive a market downturn) but on the other hand, you can use market and economic trends to get a certain "feeling" of where the market will be in the future.

I think your best bet is to find an investor willing to put up funds for the down payment but you will most likely have to give up equity to do the deal. 

I think the anticipation for a fun summer is the bet they are making.

I bet you’d eliminated 1/2 the tenants with that rule.

From my experience I've seen that you get treated like just another cog in the wheel and end up having poor customer experience, delayed closings, and lots of challenges along the way.

However, she is a bit of a pro and may try and drain me which makes me think sticking to the eviction process will be my best bet.

Was this poor judgement on my part?
