@Anthony Dooley the problem is not getting people to say yes the problem is getting someone to say yes who wants out of real estate and are willing to accept a large capital gains tax and depreciation recapture from prior exchanges on a 10+ million dollar property.

In most cases, if there is no prior relationship I would pay a realtor for their time and make a point to refer people to them over time to help foster that relationship to a point where referrals could possibly be exchanged for their time.  

We didn't get that when we bought our home together and I've never owned a home prior. 

P.S. yes I will do more due diligence on my next deal prior to agreeing to purchase it.
