Personally, I am waiting for the economic crash before buying any more properties because if this rental eviction moratorium ends and people realize the Governor has diverted funds that were suppose to help renters and landlords,  to his pet projects,  people will be homeless and landlords will have to sell due to hardship.

Of course there are plenty of variables....how strict you are with tenant guidelines, what you ask for rent, condition of the property, time of year, if you allow pets or not, if you self rent or use a Realtor or PM to rent the property, and probably a host of other factors.
