Challenges: A ton of deferred maintenance on this project pet city. 3 dogs, 2 cats and all smell when completing the rehab.

Personally, I am waiting for the economic crash before buying any more properties because if this rental eviction moratorium ends and people realize the Governor has diverted funds that were suppose to help renters and landlords,  to his pet projects,  people will be homeless and landlords will have to sell due to hardship.

Of course there are plenty of variables....how strict you are with tenant guidelines, what you ask for rent, condition of the property, time of year, if you allow pets or not, if you self rent or use a Realtor or PM to rent the property, and probably a host of other factors.   

Consider adding amenities such as a rooftop lounge, a pet wash station, or a co-working space.

For example: your smoking policy, pet policy, parking rules, who is responsible for garbage cans, overnight guests.

Where you have rules in place for things like pets, or number of occupants, stick to them!

Couple others are quiet hours after X:XX PM and rules around guest/pets.5.

I now have the duplex rented for $1,430 and $1,480 (pet).

EX: advises the tenants on grass cutting , what not to flush or put into the sinks (feminine products, cooking oil -used or unused), pet info
