If you're buying good investment properties and managing them well, a six month "oh siht" fund shouldn't be hard, and isn't a bad idea even if it weren't a lender requirement.And ya the payment on your fake six months would impact your DTI.Let me ask you: Do you always have 3 months advance notice for when a great deal is going to fall in your lap that you've got to move on right damn now?
