Lakewood is a very sought after rental area with high rental rates, and a lot of people will pay high rents to live in close proximity to Lakewood, and downtown Cleveland, which this area is right in the middle of those two, as well as right by lake erie.

The house is currently occupied by the people that the bank foreclosed on. 

Pleasant but could never score any lots there that made sense.

If the owner is behind in his goal, it makes sense to reduce the expense to meet his goal, but that makes it harder to protect the longevity and condition of the properties while also treating tenants like paying customers with fairness, care, and respect.

My intent in posting here was to get advice/perspectives from other people to bring to the table when I talk to my agent. 

@Tracy Graham, for a flip that would probably make sense, but for a BRRRR it probably depends on the type of rental.

With all the jobs in Franklin and Brentwood, people were pushed south for housing in Spring Hill and Thompson's station.

Pros:- Many ways to invest and lots of different price points: LTR, MTR, STR (I know a couple of people doing STR but STR can be challenging) and different areas to invest- Diverse job market. 

If you just put it on Zillow and list it as a furnished rental and then just write that you are open to different lease options, a lot of people should reach out to you.
