There are strong macro factors to include migration, job increase, and quality of life that will be bringing people into the area for years to come.

Are there people who share an environmental passion & approach on this forum. 

I'd be surprised if there is a sustainable builder in Texas that I have not at least talked to, if I don't actually know them.I am trying to develop projects that allow these folks to showcase their work so people may discover that they can live in healthy, efficient, comfortable, forever homes that don't burn,  and are insect proof and mold free. 

A lot of investors prefer to use OPM (Other Peoples Money) even if they have the capital to purchase it all cash.

Every time I go to bid on property on civic source people are bidding it up to or over market value.

The RGV has expanded immensely in the past couple of years and we've had an influx of people coming in from out of state bc of the affordability as well.

Less people are long term tenants here, though, so expect more turnover.  

But my guess is to the reason why people who own a duplex and if they are an investor they don't worry about the mortgage because they have the tenants paying the rent which pays off their mortgage and also have extra left over (cashflow).

The one thing some people don't like, is that you can't choose what software to use.

I've checked out some posts and some people say that although you can assume a mortgage, banks will look at your credit score and unfortunately as I already know, Canadian credit history doesn't follow me when I decide to buy a house in the USAnyone know the answer to this?
