You can negotiate but the more properties you have the better leverage you would have.on side note if you get PM to do the work they can supply the lease for you.Even if you use VA loan....... set up an LLC or DBA to make rent checks payable to that entity thus keeping your info private.I know i keep pushing to self manage but at end of the day its your choice and what your long term goals are.
