Hi @Dana Kristian Gomez I may be selling my 3-unit STR/MTR in Old Town (Tacoma neighborhood) this year. 

I've purchased a property back in July and hired a contractor to rehab the unit.

I had 3 rental arbitrage units.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

The National Association of Realtors (NAR) reported a 5.9% month-over-month and 10.3% year-over-year growth in total inventory, reaching 1.07 million units.

I'm just getting done with a rehab, but to hold for rental...splitting one SFH into two rentable 2/1 units since there were 2 meters on the house!

But to get the best rates, you would want to do an initial construction loan (typically 12 month interest only) and then refinance into a investor residential loan (think like typical 1-4 unit mortgage product).

My observation the roof had to be replaced, its brick exterior, there is no hvac unit outside.

If you wanted another option and do not need the quick cash you can always build the unit rent it for a year and then sell the property.
