I think I joined a few years ago and was one of those that didn't take 'action' and boy...am I kicking myself now - the market is hot around my town (and around most towns), I am a case of the woulda coulda shoulda..but didn't. 

But I'm guessing it's either wait for mom to pass or continue on your course of action of getting the property in your name.

@Terry Hughes..Most of my BEST deals happened when everyone else stood by.  2007/2008/2009 in my market..All my offers were accepted with little or no competition(HUD()Fannie Mae)..Perform Due Diligence, Run the numbers and Take action......GL
