If the 2019 profit margin had held constant throughout 2020, rates would have fallen to about 2%, 30 year fixed, with no/minimal fees/points.

If you are thinking about out of state investing than I wouldn't waste your time getting your license since the MLS is limited to your market.I agree with @Sherry McQuage in that using a buyer agent can be a good idea.

At times it felt like a waste that just because of the buyer's 1031 exchange, the "easy" way was to double close and pay all those extra costs, but I remember that it was because of the 1031 that they were willing to pay so much.
