Account Closed Closing on January, Who pays for prior year property tax?

If I closed on a house I was buying in January, I would expect a prorated portion of the real estate taxes for the prior year and the date of January to be credited to me at closing.

But they dropped the damn letter on me at the last second, during the closing -- didn't NEED to self-finance before that.I'll go read through the 91-page closing docs and verify my rescission rights.

From what I've seen, a sole proprietorship might be the best for me at the moment, until such time I'm making enough to justify creating an LLC, and relying on an umbrella policy to cover any potential problems.So, getting an EIN for my business, dba registering, getting a business banking account, and applying for business credit seems like the way I should be going at the moment.
