Due to having a VA loan on one property already, rental in Tacoma, we would just need to put in 10k for the initial financing because we will have surpass the county VA loan limits. 

Now, I'm at the stage where I'm looking to refinance in order to pull out some of my initial investment.

Maybe you are able to learn and develop the skills needed to execute effective marketing strategies, find motivated sellers, evaluate properties and what repairs are needed and the costs, structure deals for distressed properties, make effective offers, know how to properly fill out As Is contract, build a buyers list, market property effectively to buyers if wholesaling, negotiate price with buyers, and using the right title company and getting funding to wholesale the property.

Check out Zillow and other property sites to see what is currently listed, what has recently sold (and for how much), and what recent rental units have been leased for.I'd also try to make it out to as many Local Investor Meetups as I can to have conversations with new and experienced investors near you.

The agent that helped us purchase the other half of the townhouse called us immediately when the listing came through.

My curiosity includes how timeframes are affected, the listing price of the home, quality of work etc. 

So there may be more repairs needed in the coming years that are not covered by the initial 38,050 repair budget.Does this sound like a good deal, or should we terminate the contract?

I feel like Cpt Obvious on this point but for some reason, people buy into his ever-expanding list of things he panders for profit.
