Since it sounds like most of the debt on the properties are not even on-title (business lines of credit), you'll have access to the most funds as a lump-sum this way through one transaction as opposed to individually refinancing them.

@Will Kaufmann i was just about to say this would be a better question for an attorney but you are the attorney :)I'm an investor and Realtor for the reference..Not giving any legal advice, but from a stand point of a relator, it would be unethical to go behind your back and pitch the property to other buyer if they are your agent and you are interested in the property.

You have aggressively dropped down your student debt, I say continue the progress and pay it off for you can potentially buy a bigger home (4 fam) owner occupied once you are done.Or if you are comfortable with debt you can make a bigger return investing and that can help you pay down your debt. if you are I will get a owner occupied 2-4 family with a seller concession (depending how competitive your area is) for you won't have a high closing cost.
