What are some ways people have and can raise capital for a down payment when it's pretty large?

I'd also like to not have it depreciate a large amount.

I'm guessing that I'll need different finance strategies in my tool chest to help with scaling once I get my first properties going (or maybe even for these too).  

When you get into larger stuff clients expect you to have vast experience, a large network, and systems set up.In commercial as an agent starting out or whatever they label it in your specific state you typically join a firm that specializes in commercial sector like only multifamily, only retail,etc.

I'm small scale now only renovating 2 apartments at the moment. 

It worked out well and I had house mates paying a large portion of my living expense.

I would like real estate to be my full time job but I currently have 3 years left active duty Air Force to build op a large enough portfolio. 

I don’t know how well Cozy will scale but so far I enjoy its ease of use for myself and my tenants.. not to mention it’s free to use.

Paying all debt besides primary residence frees up the ability to finance a large amount of real estate.
