I'd suggest just going there and chatting - talking to and meeting people is what they want to do.Expect to be taken with a grain of salt if you don't have experience, but you'll be setup so when you've got something under contract and call, you can at least say, "I talked to you at such and such event and have a project in hand... thought I'd give you a call to see if you're interested."

Blamed the bank and said "would be in next few days" then when I checked the bank it was short...I am planning a chat face to face to enquire into a possible reason...then ensure he knows next month (if late) will be a late fee.Any thoughts or feedback?

After chatting with a neighbor of the house, discovered that a couple of squatters are occupying the property and have been living with utilities turned off.With the tenant laws in California, is this property even worth pursuing?
