I think house hacking a duplex in midtown/downtown can be possible, but the success stories I have heard included some element of creativity, luck, and/or rehab.. i.e. things like the property had a basement, or there was a surprise extra 500 SF not in the listing (so property was suddenly discounted in price and a new room could be added), etc.  

Networking is key, and there is so much to be gained through these interactions but if pocket listings are an aspect to this then we've created a situation that is fraught with conflicts of interest. 

Added Hulu to this as well.2) We have a normal coffee pot with grounds, and we also get local coffee beans and a grinder for a unique element.

So many "investors" will take an agent through 10 houses (filled with tenants) and either never pull the trigger, or offer some ridiculous low-ball offer that does nothing but piss off everyone involved in the interaction. 

There are also societal issues - historically, women had to be more concerned with reserving assets for the future in case the male died and she was left raising children on her own - and discrimination issues, wherein a lot of people assume the woman is in a secondary role (I see this in my own office with how some men interact with my female employees) - and early childhood issues - how many women are taught to "take risks" at an early age? 

I have not house hacked and probably won't do a traditional house hack any time soon due to our attachment to our current home.That said, I did want to point out that from people I've interacted with at REI groups, I think there are answers to a lot of your issues - even in Colorado Springs. 1% Rule: Colorado Springs usually does not meet the 1% rule, but the 1% rule is not a very good rule for estimating cash flow.

I haven't had enough interactions that have required me to make this kind of decision, however, sticking with your tried and true process will yield consistent results.
