There are solutions that could work for you, but I'd hesitate to recommend any of them without knowing a whole lot more.Most CPAs will want to do a full on tax projection for both you and your spouse to understand exactly where you are before making recommendations.  

Of course the solution needs to make sense for you per your investment criteria, but we always try to keep the borrower in their home whenever possible, and resort to foreclosure only when all other efforts have been exhausted.

I believe the key, though, for the state test (because it is very different), it was helpful to know the material well enough to understand situations practically, then using what you know, figure out the answer/solution.

I guess that would cost more because someone would be there all the time and pulling in and out of spaces.Sorry I don't have a lot of solutions... and just more questions but always trying to learn something new.Thanks

It sounds like he is looking for an easy solution to keeping his place rented and guarantee himself an income (from the State).
