A hard money lender is going to require you guys to put at least $40-$50k of your own skin in the game, and once you account for closing costs and points, you'll end up paying the same amount for the money but with way more headache.

If they aren't living in the space, they don't have a lot of skin in the game if you threaten to evict, and its much more difficult to serve notice on a cosigner - especially if they are out of state.
