As far as finding good contractors, word of mouth is always a great way to find out about good contractors; people who have a good experience (or bad) will always be willing to tell you about it.

I'm not trying to time the market.Where did you get "sticking said family member" when I mentioned renting the place back from said family member, giving them all the tax benefits of depreciation, and a rock solid tenant in myself with $120k in cash to pull through the downturn.Where did you get "unethical" or "fraud" when I mentioned selling a property I own to someone I know, having them occupy for a year under the terms of the FHA loan legally, and then renting it back from them.If you're going to argue with me at least do me the courtesy of not putting words in my mouth.

At worst, a good agent should recognize and admit that dealing with investors isn't for them and refer them or tell them "no".An investor that knows what they want, should be able to quickly screen agents that are better suited for owner-occupant sales and not waste their time.If we all put a bit of this into practice, we'll all have happier Holidays:)
