For what the property rents for, it seems like you should be able to make it cash flow and I suspect to make that happen you would need different management in there.Have you considered principal pay down (equity growth) in your decision making process?

There is massive growth potential in teaming up with smart people with the same interest. 

Without going into too much detail, the syndicator listed it like this (two options):--Class A income investors: 10% Preferred return / CoC (no upside)--Class B growth investors 7% pref; 8.2% CoC; 20% AAR; 16.5 IRR(5 year hold target)

The advice that I have heard is that you need to inspect your expectations and the main way you can do that is to be able to do and understand the task you are asking someone else to do or delegating to others.

You are limiting your growth by trying to self manage.

We're only seeking cash flow as we're in our 60's and an equity growth plan looks less appealing than having spending money.

Austin is fantastic for appreciation and projected growth, but its a hot and very competitive market - and difficult to find cash-flow.

The 1% properties have had slower rent growth, higher turnover and eviction rate (major profit killer), and less appreciation.
