It's a lot of fun and very gratifying, but also very aggravating too.Invest wisely, do your homework on location location location, and don't be in a rush to buy something in this overpriced market, just so you can do it. 

You get to benefit from their expertise - they do this full time, so unless you have a skill or some knowledge that gives you a competitive advantage it is very likely that they will be a better asset manager than you.I started out investing actively, though I thought it was passive.  

Im a new agent now but a year ago when I started my investing journey the agent I found brought so much to me her expertise in investing and her connections to others involved in real estate that's helped me build my team and because of her and the book set for life I decided to become and agent myself I feel like I won the jackpot with my agent. to a first time investor you really dont know a lot I thought I needed $50k to get started $40k as a 20% down payment and $10k for rehab costs but I was able to find a duplex thanks to my agent and i got it with $13k down and Im getting ready to get my 2nd property now!

Any thoughts or expertise on this would be greatly appreciated.

As people have already stated our expertise and time are worth something, at least to us. ;-)

Of course they charge for their services and expertise so that should be factored in to your decision.I wish there was a magic solution but I think you’re on the right track, best of luck!

If you say you don't want to pay for someone's expertise and services, then they won't bother you.
