The apartment complex I worked at had a similar situation where two people were sharing a room (and were on the same lease), they broke up, they both wanted to move out, but both names were on the lease.

The camera alone is north of 4 grand and they have monthly hosting fees for hosting the spaces on their server.

The lady who rented the place seemed to know nothing of it and when I told her which bedroom it was she didn't seem overly surprised since she knew who was in that room.

Wanting to take a 2 bedroom with a decent kitchen and small bathroom and turn it into a 3 bed with no dining room/eat in kitchen and thinking of maybe trying to make the small bathroom a little bigger.

But I know a lot of the apartments rent out by the room to up to 4 people, so maybe the multifamily zoning has it's own rules. 

How much    room do you have?

What we have done: all new kitchen 6 years ago, all new bathrooms last year, new energy-efficient windows and sliding glass door, new drywall texturing, new base and case, created a 4th bedroom in the basement (cut a window and finished the room), new HVAC 4 years ago.

My upstairs space has a kitchen, full bath, and 2 bedrooms, but one is utilized as a living room area and there is only one bed. 

The house is the worst house on the block so there is room to play with values.  

Does anyone have experience with a PM company managing a property where roommates are on separate rental agreements?
