Hi,I have property with a PM....as part of the agreement any late fees go 100% to the property manager.......my tenant moved out without paying last month's rent and the property also had a bit of damage and repair expense (3-4x monthly rent.)

No - "DSCR Loans" are for residential investment properties only (with only a very minor exception for small mixed use properties that are majority residential in nature in every way)

I am trying to see if I should just try to find a cash buyer who wants to hold the property and I could either finish the work as part of the deal or offer it at a reduced price for them to finish...my other option is to try to do a cash-out refinance since we have done a significant amount of work, can I still get a semi accurate appraisal without the entire work being complete.
