But now that I have held my license for a few months I plan to supplement my income by representing clients to buy and sell homes.  

Hello everyone,I have listened to many books in the last two years that cover the real estate gamut and several business books that include generic concepts like how to manage people and structure your business however I don't have a good grasp on managing the financials and keeping books. 

While it isn't something I do regularly for rentals [unless it is an incredibly high-end high-rent ($6K+/month), that is] I've found they are actually a great way to supplement the property's listing on sites like Zillow/Trulia/etc by providing buyers with an extra layer of depth. 

I am currently a business owner of a sales and marketing company looking to earn supplemental income via a buy and hold portfolio of residential homes.

I'm going to also be doing all of the electrical work with my brother in law who's a master electrician to supplement some of the work that's needed to be done in the major areas like the kitchen and bathroom.

Are the online templates what people typically use, or do most investors have an attorney draft at least their first one?

The kiosks and other technologies are more for new customers and supplement face to face interaction.

I plan on buying another within the next year or so and using the income from the 3 to supplement my retirement.

I'm hoping to shortly move over to a position where I play a bad actor and attack organizations entire networks.My goal with real estate is to supplement or replace my income.
