I know a few agents in my area that I avoid because they try and do things like this  most all RE contracts these days have mandatory mediation.. so no need to lawyer up if you dont want to.. there is a fee for mediation but thats where 99% of EMD squabbles go and get settled.

Consider vinyl trim in the future as it can withstand moisture.

WS was too slow or boring so RE is hot, rinse and repeat in RE what they do in WS.

hello, we are currently looking at a property we love that fits our needs for our future "forever" home. we are looking to get a land loan until we are ready for construction. figuring 3-5 years. has anyone done this that can provide some advice?

You can write the contract that it is contingent on an inspection with a contractor and use his input to make or break the deal but you need to be in the ballpark when you start.
