Pre adjust the option price to anticipate that if they exercised the option they got credit and if they rented for x period of time they got a discount. 

In the end, nothing changes until you eat healthy and exercise.

Lease to own makes sense:   higher down payment deposit non refundable, tenant is responsible for fixings, tenant takes better care of place, tenant only exercises half the time, you can raise monthly payments a little higher...Id like to use this strategy going forward....but I never heard that eviction is completely different, between weeks and years.Would you share a contractual way to avoid this lengthy and costly  eviction, and further experience.

Being that this is your first accepted offer, you could maybe use this an an exercise to get familiar with tenant screening as well.3) If you're not under contract yet, you typically don't begin to schedule inspection...

In the end since this is the internet and I am not wasting someones money by  getting into nuance they don't want to pay for I find it to be a great brain exercise. 

Without this, the local government should have exercised due diligence.I thought of this after reading articles of farmers using public lands, parks, adjoining their properties over a period of time, no one noticed, then claiming their rights under adverse possession.

Would this trigger the mortgage company to exercise the due on demand clause?
