I don't know the particular unit or area, but yes, I would say that for an income property, you want your purchase price to be low enough compared to rent that you are at least in the positive digits after accounting for everything.

I generally focus on rent ($) and (kind of) renters a property would fetch, cause that always wins in long run.For numbers, a 100K property giving 300-400 a month after mortgage would give nice double digit CoC return.

The rehab on a project has the potential to make or break a deal, and I would emphasize that even more if aren't familiar with the construction process and its associated costs.I recommend reaching out to local contractors for quotes on tasks you envisage carrying out on deals you are pursuing.Most contractors at small rehab level will know to single digit % margins what the $ cost would be per square foot.
