Not knowing with what obstacle I'll be hit with next, and the more research i do, speaking to hard money lenders, online reading, and videos just to name a few the further it sort of feels of actually getting a flip done all because of the out of pocket money.

The rest of the land was owned by the PUD association.The pecking order as to buyer preference in this area is traditional and goes in this order.1st SFH detached2nd SFH semi-detached, nobody lives above or below you.3rd SFH attached on 2 sides, nobody lives above you or below you.4th somebody lives above you or below you.In actuality those are styles of housing and ALL could be a condo,  In this area there are no condos in the first category that I'm aware of; but in some other areas of the country yes.

ELOC on investment properties are slightly hard to find but when I last looked (maybe 1.5 years ago) I found a few.I have purchased multiple properties at below 1% that cash flow at 20 or 25% down (i.e. without artificially making it cash flow by placing a lot of capital into it) using what many people would consider high cap expense numbers (I usually use $250/month for attach multi units standard rental size and $300/month for detached or SFR standard rental size: San Diego is expensive with expensive cap expense).

I realized that if i didn't adapt to my new environment and overcome the obstacles it presented, i would fail. 1.
