If it shows well, tell her you’d like to advertise the unit and schedule a day/time window of showings asap and that you can be flexible or even eliminate the early termination fee if you can rent it quickly.

If you can increase the rent enough to get a good return, then perhaps it is worth keep but I doubt that will go over well with your relative

I am looking at Baselane but unsure if that would work well as a PM versus an individual landlord that owns all of their properties.

Also i would highly suggest you don't only shop the small banks shop the national ones as well.

But if you are doing seller financing on assets you acquired in the last few years and did a cost segregation study, it is something to be cognizant of.There is also "1250 recapture" which is taxed as Ordinary income as well, and is not subject to installment reporting - this is when you took accelerated depreciation (bonus) on any real property assets.
