Sure, there are learning experiences, but those bridges ought to be crossed when you get to them.Since you're new with no experience, you should also spend some time learning the fundamentals of real estate valuation, assessing property so as to know the component parts of a property and perhaps some basics in rehabilitating homes.

There is a podcast here on BP of a guy who has a large operation and he is on the west coast, his partner is on the east coast, and they invest all over the country - they do larger multi-family but the concept is the same.

If your budget is $150k you're going to have a tough time buying here - right now there's only one house on the market below that price and it would require at least $60k in renovations.The Riverside and (adjacent) Avondale neighborhood regularly ranks in the top neighborhoods in the country, and values have risen steadily for years now.

Also, this may sound ironic after i said the previous paragraph, but if you get personable towards them instead and connect them to why they listed this house, they might change the way they talk to you because your giving them your attention towards their needs. anyways, looking to see what other agents say... curious to know, too. lolI believe it's been on since mid-December and yes he insinuated he'd want to have it gone by Spring because their new house, in a different part of the country, is nearing completion and they are wanting to sell this sooner than later.Also should note that those pictures I was tagged in were clearly outdoors, one in the forest while snowing and one on the side of a mountain in Alaska.

(I guess you also need to take into account the smaller discount you'd be giving them next year if you raise the rent slowly over multiple years).Also, thanks for the reminder that investments in most of the country don't have to consider rent control at all!
