Personally, I don't ever want to bother with individual notes (due to both the hassle and increased risk) and prefer the convenience and diversification of a fund of many notes.

I mostly work in the retail medical space for Urgent Cares around the country but there can sometimes be some med office overlap there, and we are shopping more of it for an addiction treatment project we are working on in a couple states so I see more and more of it come across my desk.

But in my experiences here the couple times I have seen people pursue adding a second story the cost either was so high that the project died out or in the other case it made more sense to demolish everything but literally one wall of the existing one story and then basically build a new two story house around it.
