Based on what you mentioned being interested in learning, I'd venture to say that you've come to the right place.I can say first hand that, within the last week or so, there have been new blog posts and forum discussions covering every topic you named.  

Good Morning,I've searched the File Place for a joint venture/co-wholesale agreement, but am unable to locate one.

The 30 days due diligence allows us time to inspect each property, talk with the tenants, take good notes on repairs needed, potential evictions needed and any other damage control needed so we can get these up and running at 100% occupancy.

You need to be in command and control in this business or they will walk all over you.
