Best/first thing to do is get educated.

Hello all,I started my education in September of 2015, concreted my niche as a flipper, leveraging that profit with dreams of owning 300 doors (single and small multifamily) in and around Chattanooga, Tennessee.

Being able to quickly grab comps, and determine highest and best use is invaluable to my company.On the flipside, having a very well educated and diverse agent on your side can open your eyes to new possibilities as an investor.

I have been trying to educate myself on taxes recently because it is part of the real estate equation that I still struggle with when I am analyzing deals.

I was a Realtor and know that educating buyers and sellers is an important part of the profession.   

@Rick @Rick ManingasFor my education, I scheduled a contractor to meet me when I am there just to give me bids on the interior/exterior part of the work. 

@Joseph Hopkins  Once you do a small hunk of education, I would suggest that you get a written plan down.
