I have been doing some education regarding the REI thru multiple books but still there are some gaps on understanding the numbers, property valuation etc. which i believe doesn't make sense until i actually make a deal work.

Run the numbers and see if it makes sense, if it doesn't, reverse engineer the numbers and see what purchase price does make sense and maybe make an offer.

@Evan Ventura,People here on BP have also successfully used the cheap IKEA countertops (around $75-99 for a piece). at that price they where treated as expendables (one per tenant), and some even reported getting the install time with demo at 2-4 hours.for the other, you need to "waterproof" the common points of water entry:-caulk between the wall and countertop-use varnish on points contacting sink-use good glue near the oven/range since the usual pressure-activated glue does not fare well with heat

Is there an actual reasonable fix to this or do I have to install the fancy heat sensing flaps that will close off air flow going to the bedrooms???
