For ~8% that's a pretty cheap way to climb that learning curve for a year.

Cheap properties like this have a lot of unknowns and you need to be sure before you dive in.

Just checking since I think us and Seattle are the most expensive, while PHX is pretty cheap by comparison - Go figure. 

., but you have to bring SOMETHING to the table. ...regardless of what type of value you bring, it has to be sufficiently valuable for the mentor to benefit (and if the mentor is a highly experienced and successful RE investor, their time is extremely valuable, so they ain't gonna come cheap!).

@Shalaye Camillo my first reaction is that $17k to add a bathroom and re-do a kitchen sounds cheap.

Coaching can be useful, but if a coach is actually highly experienced and good at what they do, they won't come cheap--and again, your money might be better spent elsewhere... 

Opening an LLC is generally super cheap and easy and provides a solid blanket over your assets for most legal issues.

If the property is in one of the cheap Midwest, or South States, the $100K equity loan may have less value in an overall deal.
