I've taken all the major options to consideration such as book keeping, accounting, taxes, payments, maintenance/trouble calls, price of software etc.At this point, I'm looking for the most balanced option that will best help protect myself and my assets.

What assets: real estate/land, buildings, water rights, licenses?

I like Casa Grande, AZ for this, we have new builds that are around $300k and will rent for around $1750/month. 

I’m aware California is not the best market, with the restrictions and potential new tax coming up, etc, but we have personal reasons to invest there.With that said, we visited a lot of houses in the San Diego area and saw 2 that seem like a potential fit for us: one is a smaller 3 bedroom but a mile from the beach and the other is a 15-17min drive to the beach, but bigger with 4 bedroom and a little cheaper, which would allow us some cushion to invest on a hot tub or potential pool.

I wouldn't touch the <100k properties...if you're looking to build long-term wealth.There's a good chance they will burn you.

They're a small company based out of Ohio I believe and will work with you to build a custom CRM for you and your team. 

Assuming this is their natural child, they've managed to build excellent credit for the wife over a long period of time.

The property taxes are a bit high but I made up for it with rental increase and minimal updates.

In my area, not only is there zoning regulations, but building regulations where 3 families are built to different building standards, such as cement walls for boiler rooms, sprinklers, fire escapes to name a few.

Doesn't it protect against building encroachments, etc?
