Of course these events can happen in A++ buildings and cities, but to me it seems more prevalent in cities like Springfield.- Very low appreciation unless there is a large market shift -- major new employer, city takes many housing units offline via eminent domain, a college greatly expands without additional housing, etc.The list goes on.

Again 20-30% is fair.I have an almost 100 year apartment building where I pay some of the utilities. 60% is a fair estimate and it's often more than that.I have a couple of older houses in 'bad areas' where the tenants regularly trash the property causing thousands of dollars in damage and move out in the middle of the night.

So, with no foundational knowledge of real property, and no capital, his only alternatives are (1) “bluff” the homeowner into thinking he has the money and intent to close the purchase himself and or convince the homeowner he has an extensive list of cash ready interested buyers (“partners”) with whom he’s done dozens of prior deals or (2) pack up shop, write off the money invested in mentoring to a worthless investment, and decide IF real estate is right for home.
