My brother has a moving company, his crews move 5 families per day.

Everyone and their brother is jumping into this now AGAIN like 2006. 

I started looking around the state and everything was getting pricey and my brother in law tells me he think we have another year maybe year and a half then the market will correct some not like 2008 but dial back a bit and that's when I want to be ready.

My wife and I bought a SFH (townhouse) in the Dayton Ohio Market over a year ago and rented it out after 7 months of occupation.We have two tenants (one of them is my brother) paying $750/month combined on a $325 mortgage (insurance and PMI included).

I have some "boots on the ground" so to speak in that area ... my brother owns a home inspecting business there and has done a few flips and has a few rentals ( so he has a GC he trusts and a property mngt company he's happy with.

Issue is, my brother would live the basement and try to rent the first floor out (house hack).

My brother is currently renting a unit in a triplex which is going to hit the market soon.
