The tenant snuck a cat in and the cat destroyed the place.Longer-term rentals are less favorable to me personally because they bring in way less money than Airbnb, the documentation is tedious, and getting a tenant who is a complete psychopath (raging tantrums, bulimic episodes, never bothered to clean, police calls, etc.) is never any fun.If you're on the fence deciding whether to rent longer-term or Airbnb, I would highly recommend Airbnb all day long. 

I don't own any properties where the lawn condition is that big a deal so it wouldn't bother me.

If it's less than $5k I probably wouldn't bother.   

Why bother with tenants?

If your goal is 5 properties in 5 years, I wouldn't bother messing around with LLC, it will just give you headache with the bank and insurance, i learned it the hard way.

The book Think & Grow Rich doesn't tell you which job to get, but I'm guess you haven't bothered to pick that book up yet.

My question is: Can house hacking  still be done in this market - as most people have told me not to bother and most money would be in home flipping in this seller's market.

And not bothering with a buyers agent.

HOWEVER, when we evict someone, we never bother asking the judge for the late fee.
