Once it's all said and done, you have a solid header (that's likely overkill).Even with the deeper well/grade, it may be worth the time and effort (assuming it's to add another legal bedroom to boost property value/rents); however, that's totally dependent on your market and exit (or hold) strategy.I agree with Mo's insight regarding the basement - there are some good options to clean things up and gain space; however, it depends on your overall goal.

If you know in your heart you are being pulled in a direction because he is your best friend and restarting his life you should not start that journey with him and stick to your path.

Not sure where you buy 8 homes at 50k each and not have it be in an absolute warzone..... or need a ton of rehab.....those have to be C/D class neighborhoods and not for the faint of heart or novice investor....

Just because a financial advisor is commission based doesn’t mean that they won’t have your best interest at heart, won’t help you meet your financial goals around real estate, or won’t understand real estate.

Get with an authorized agent, and you can inspect the HUD foreclosure to your heart's content.The thing I DIS-like about HUD foreclosures is, there appears to be tons of competition.

You really need a developer that wants a LEGACY asset to pour their heart and soul into over decades.
