I once bid 14,700 through my agent on a supposedly double blind sealed bid auction.

I've bought properties through tax deed auctions before, however I wanted to make an offer to the home owner before it goes to auction, hopefully get a better deal.

I watched the Boone county auction and reviewed the results.

What is the benefit of buying a property off from the auction?

The biggest issue is parking as one popular site draws a lot of traffic & the other tenants have to put up signs to reserve a couple of spaces outside their door.Our NNN commercial building, (picked up at auction), has NEVER been vacant & we've had a run of antique auto guys, various contractors & for the last 5 years a young kid who does kitchens & bath remodeling & is booked solid until November 2020.

This is for the purposes of a foreclosure auction. 200K original first mortgage. in 2013, modification recorded indicating that principal was being reduced from 170 to 130K and a HUD partial claim was being added for 52K.No additional recording of lien or anything by HUD but my understanding is just this clause in the modification creates a new lien of 52K on the house.
