Does that mean that lenders of a traditional loan on investment property in a Non Recourse state can not go after personal assets except for the collateral property in case of default?

I could sell my house to get the funds but the value on my house continues to grow (located in the up and coming Avondale hotspot) so I would hate to cut off that asset at this time.

I think the price they paid is not really material here because at the end of the day, they own the asset now and will be looking to maximize profit and limit holding time.

If the property doesn't cash flow, you expose yourself to being in negative equity and losing your asset if the market goes south.

Hello all- new here to posting on the forum but have been following and reading up the past few months and had a quick clarification question on private money loans and refinancing with BRRRR.I would just like to make sure I am thinking about this situation correctly.Let's say I were to buy a duplex for $80,000 that needed $20,000 in rehab that would put the ARV around $120,000 and was able to obtain a private money loan for the $100,000 at 10% interest could I then rent out one side of the duplex, move into the other side and refinance after a 12 month seasoning period?
