I believe an investment property should have the bells and whistles`; stainless steel , granite counter top, back plash , laminate or Bamboo floors, update kitchen and bath to get rents from $ 1,100 a to $ 1,300, or a 79,000 to 100,000 sale which is Top Dollar for the area.

thanks Jerry, for the arv I pulled 5 sold comps in same neighborhood ranged from 167 - 176k and did a few puts and takes as some didn't have a garage (my property has 2 car detached) others were more updated.

Hi I'm new to real estate investing and I recently learned about acquiring a property Sub2, but something came across my mind is that if I got the property and wanted to rent it out but the home need repairs or updates in order to gain more monthly rental income where would I be able to get the funds from to do so?

Lender stipulates that I live in the place for 1 year minimum.I plan to live in the 3/1 for a while, take care of any maintenance items and make some cosmetic updates, and eventually rent it out.

I just got a message from my Lender , and found out that I qualify for a maximum loan amount of $60,000 I will be going the Conventional Loan amount of 5% down , with the standards for the house " mandatory " repairs ...
