Advise that failure to pay rent will result in eviction when the order is lifted and that the unpaid balance will be deducted from their security deposit as well as assigned to a collection agency.

Originally everything was running smooth, the single family row home was in good shape and had long term renters I was looking to take over.The property had minor problems but what made the deal so intriguing was the tenants had been doing all the work on the property themselves and for a first time home owner/ investor it was an ideal situation.Fast forward to now: Covid 19 has interrupted our every day life as well as the closing, my closing date was pushed back from april 13th to approximately may 22nd and now the tenants have advised the owner they will be vacating the property as of may 2nd.

But be advised that they could call the loan due once the name on the title changes.

My to-be property manager is advising there was a change recently that requires an additional 30 days of notice, on top of whatever the original requirement was.

At this price point on a mobile w/land - be advised your end buyer will need to either have cash (very rare) or be able to get financed (less than 10-15% of banks will loan on this).  

Regarding banks, I would advise you to stay on top of them.

I wouldn't advise anyone take that route, but that was his experience. 

It is advisable to do that for an AZ property - that way, if you are sued for an issue occurring in AZ, you know that AZ will recognize your LLC protection.
