It has worked great for us doing it this way And we get group bookings for large families all the time this way.sounds like trouble trying to do that in one actual listing for calendar coordination but maybe someone will have some great ideas.

As long as you stay 100% business-purpose (i.e. no live-in flips or anything sniffing of owner-occupancy), the NMLS/regulations do not apply in most states and you will likely be good on the regulatory piece (as always, there are exceptions and you should always consult with a pro/research)

Actual real estate or hard mo ey loans involve a Promissory Note and a Mortgage/trust deed document securing the loan with a lien on the house....not done “investor agreement”.
